坐落于南城CBD北部首开区的重要绿轴节点部位,本项目占地面积为5044.96平方米,容积率为10,限高为150米。其北、东、南三面临街,西侧则毗邻绿轴城市公园,也是本项目最有价值的资源。这一特殊而且鲜明的位置给与了设计非常大的发挥空间。

Situated on an important green axis node location in the Phase I area which is at the north part of the South City CBD, this project has a 5044.96m2 site, with FAR at 10 and 150m building height limit. Its north, east, south sides are facing city streets, and west side is adjacent to a city park on the green axis which is also the most valuable resource for this project. This unique location offers tremendous design inspirations.


结合了整个CBD区域的定位和首开区的业态要求,本项目主要功能以办公为主,辅以公寓和商业设施。其中本项目的商业设施在地下与公园的地下商业无缝链接,配合充分的竖向无障碍交通设施,打造了一个立体的商业环境。不仅如此,本项目的设计遵循首开区设计导则,致力于打造一个人性化、绿色的社区环境,通过整体开发、地面及空中连桥步行系统,充分发会土地价值,打造高密度立体绿化城市。

Following the overall CBD development positioning and Phase I program requirement, this project consists mainly offices, in addition to some serviced apartments and retails. Its retail levels are seamlessly connected with the basement retails underneath the park, and create a vertical shopping environment with adequate accessibilities. On top of it, this project also follows the Phase I design guideline to create a pedestrian friendly and green community; and becomes a high density vertical green city through master development, pedestrian walking system on both street surface and elevated skybridges, and maximizing the value of this land.


在设计灵感的寻觅中,受东莞城市位于大湾区门户位置的启发,因地制宜地结合本项目地块所在的都市绿洲的位置,提取出“绿色之门”的理念,为本项目注入了属于这片土地的灵魂。

Inspired by Dongguan’s gateway location within the bay area during the search for design ideas, and in response to the site’s green oasis location context, the “Green Gate” concept is emerged and thus transforms the land’s essence into the project.



本项目的主体设计主要由三部分组成:

The project design consists mainly three components:

1、150米高的塔楼里包括了20层的办公、8层的公寓和2层的避难层;其中公寓楼层安排在办公楼层的上方,旨在给与公寓更好的私密性,最大化公园景观资源的价值;另外分别在25层和29层设计了屋顶退台空中花园提供给公寓休闲使用,在塔楼的立面上也成为了造型的一部分;

1. The 150m tower includes 20-story offices, 8-story serviced apartments and 2-story egress floors; the serviced apartment levels are designed to be above the office levels in order to give more privacy and best take advantage of the park view to maximize its value; also at level 25 and 29 terraced rooftop garden are created for apartment leisure use which also become part of the building façade feature;



2、办公楼层的下方为3层的附属商业及文化设施,这一商业裙房的设计充分发挥了和公园设计一体化的理念,不仅通过立体连桥连接了公园,同时充分提供了首层24小时开放的公共空间,另外人车分流、骑楼的设计也都人性化地完善了整个社区生活的便利性;

2. Underneath the office floors are 3 levels of retail and culture spaces. This design fully utilizes the comprehensive design concept to unify the tower and park together. It not only connects the park with skybridges, but also provides 24-hour open public space on the ground level for easy access to the park. Meanwhile, the design of vehicle-pedestrian traffic separation, qilou also completes the convenience of the entire community.



3、作为本项目的一个开发重点,是对于首开区地下空间的整体协调开发。本项目的地下空间尤为重要,因为它不仅和首开区的其它地块共享地下两层(B3-B4)停车空间,同时也因为与CBD重要的绿轴公园相邻,也需要在地下B1-B2层配合整个地下商业步行轴的设计;最后这些地下商业空间一直延展到绿轴公园的下沉广场里,不仅成为了地下商业空间的一个景观出口,同时也成为了把公园人流带入地下的一个起点。当人们在公园广场里活动时,这里也提供了一个最佳的视角来欣赏塔楼优美的造型。

3. Another important development aspect is the overall comprehensive design for the entire Phase I underground space. This project’s underground space is even more important as it not only connects the other parcels’ basements at B3/B4 levels, it also connects to the entire CBD underground retail axis as it is adjacent to the important CBD green park. All of these retail spaces extend and connect at the green park’s sunken plaza which not only becomes a landscaped retail exit but also provides another entry to the underground retail spaces. This park also provides the best view to appreciate the elegantly designed tower when people are doing activities in it.

建筑造型理念:
Architectural Concept:

“绿色之门“:本项目地块位处整个CBD绿轴的一个重要开放公园空间的节点上,无论从绿轴的任何一个方向看都具有极佳的视线角度和视觉冲击力。同时基于和公园景观一体化设计的理念,在塔楼的造型上采用了简洁大气的门户造型,隐喻绿轴之门的同时,巧妙地将门户的造型镜像于公园的景观铺地造型之中,使得建筑和公园的设计浑然一体;

“GREEN GATE” : Since the site sits on an important green axis open park node, it can have very good sight line and strong visual impact no matter from what angle people see it. Meanwhile basing on the cohesive design approach, the design of the tower adopts the gateway concept. When it’s a metaphor of gateway to the green axis, at the same time the design also transforms and mirrors the gateway image to the park landscape design, and thus seamlessly untied the two distinctive sites together.


“立方之城”:本项目的另外一个主旨在于打造一个开放的,融室内外于一体的建筑环境。尤其在于接近地面的裙房部分,本项目的设计采取了化整为零的手法,塑造了一个个叠落的立方体造型,一方面打造了灵活使用的独立办公或商业空间,另一方面提供了多个绿色屋顶花园。从这些立方体开始,这些绿色的盒子不仅一个个地延续散落在绿色的公园景观之中,更是延续到塔楼部分两个侧边的阳台绿化上,一直到达顶部的屋顶挑空花园,使得绿色的理念在本项目中发挥得淋漓尽致。

“CUBE CITY”: The other goal of this project is to create an open architectural environment to mix the indoor and outdoor spaces together. Especially at its podium levels which are closer to the streets, the design breaks up the big mass into small volumes and creates cascading cube forms, which not only creates flexible independent office or retail spaces but also provides multiple green rooftop gardens. Starting from these green cubes, they not only continue to extend and scatter into the landscaped park, the green also climbs up along both sides’ balconies on the tower and finally reaches to the top-level sky green garden. These green cubes enhance and optimize the green concept for the entire project.


最后,在这样一个高密度的开发项目中,在充分领会和理解了整个南城CBD规划精神的指引下,本项目期待打造出一个高效、人性、绿色的城市“绿色之门”。

At last, this project is aiming to create a highly efficient, people friendly, green city’s gateway following the thorough understanding of the entire South City CBD’s design guideline for this high-density development project.
